Tips For All Areas In The Home

  • Clean entire house (vacuum/mop floors, dust, etc.)
  • Turn all lights and lamps ON
  • Replace blown-out light bulbs
  • Turn all ceiling fans OFF
  • Turn TVs/monitors OFF
  • Hide remote controls
  • Open blinds/curtains uniformly
  • Remove small floor rugs/mats
  • Hide all mobile device docking stations & charging cables

Please allow me to elaborate on a few of these "general" tips.  They may seem like small, insignificant items, but little things can make a huge difference!

  • Light bulbs
    • Do a thorough check and replace any light bulbs that are broken or missing
    • Try to use bulbs that are the same brand/color/wattage
    • If at all possible, refrain from using CFL bulbs, as they can produce unsightly color casts
  • Remote controls
    • These should be placed in a drawer or cabinet.  If I do it, you might not be able to find them!
  • Docking stations/charging cables
    • Putting these away yourself ensures you'll know exactly where they are
    • Wires and cords are extremely distracting in photos, so do what you can to minimize them
  • Window Blinds
    • Ensure blinds are uniformly open or closed
    • Use toothpicks as wedges to help position broken slats

FRONT

the front exterior shot is usually the first image buyers see, so make it count!

  • Close garage doors
  • Park cars in garage or down the street
  • Clean-up landscaping (mow, trim shrubs, clear leaves)
  • Remove cobwebs from eaves and door frames
  • Hide visible garden hoses
  • Remove toys, balls, goals/nets, etc.
  • Ensure roof and gutters are free of leaves and debris
  • Remove signs (security, pest control, etc.)
  • Hide garbage/recycling bins

BACK

the backyard should welcome peace and relaxation...keep it neat and clean

  • Porch, patio and/or deck should be clean and free of leaves and debris
  • Ensure porch/patio/deck furniture is clean and orderly, to include pillows/cushions
  • Hide toys, balls, nets, etc.
  • Clean pool, remove vacuum and hide pool cleaning tools and supplies
  • Hide visible garden hoses
  • Visible areas under decks and porches should be organized and free of unsightly items
  • Clean-up landscaping (mow, trim shrubs, clear leaves)

  • Ensure bed is made and all pillows, shams, etc. are fluffed and positioned in a neat, orderly fashion
  • Clear nightstands of all personal items
  • Remove/hide all mobile device charging cables, docking stations, etc.
  • Remove clutter from tops of dressers
  • Ensure draperies/blinds are open evenly and uniformly for all windows
  • Ensure items that are stored under bed cannot be seen

SECONDARY BEDROOMS

They may be smaller, but they're just as important!

  • Ensure beds are made and all pillows, shams, etc. are fluffed and positioned in a neat and orderly fashion
  • Remove all wall posters, window stickers, etc.
  • Remove/hide all mobile device charging cables, docking stations, etc.
  • Remove clutter from tops of dressers and/or book shelves
  • Ensure items stored under bed cannot be seen
  • For nurseries, remove/hide items like diaper genies, changing table mats/pads, etc.

  • Ensure towels are fresh and folded neatly
  • Hide laundry bins & trashcans

  • Contain pets in hidden crate, garage or outside
  • Hide/remove food and water bowls
  • Hide/remove all pet beds and toys
  • Ensure floors, furniture and beds are free of pet hair
  • Remove/hide pet toys from backyard
  • Ensure yard (front/back/side) is free of all pet waste
  • Pet odors won't affect the pictures, but they could impact buyer interest...so do what you can to eliminate them
